¼ Cup of Targeted Marketing

1 Pint of Community Reputation

2 Cups of Answering the Phone

2 Cups of Returning Prospect Emails

3 Cups of Welcoming Prospects at the Front Door

2 Cups of Follow Up

1 Smile from Ear to Ear

1 Heart that Wants to Help Someone Find a Home

1 Handshake with a pinch of determination

Blend all these ingredients well.  Cook at 350 degrees of Passion.  Don’t ever let it cool.  Decorate the lease with resident retention rosebuds.  Make your presentation and make that resident drool with anticipation.  Repeat this process daily.  Don’t be wowed by any add water and stir recipes that are out there.  Stick to the fundamentals and you will bake something special every day.  Did I miss any ingredients?  Let me know in the comments below.

    I think from curb to commode and everything in between the recipe starts with YOU. As we all know this business does not work without the people. And, the people don’t work without the organization that makes the conscience decision to build character from the inside out. You can have the greatest location in the world and fumble the fundamentals if character is not there. As I read your list I repeatedly see the word discipline in my head. Good disciplines are the building blocks for good character and in most respects, if you get this right the rest just seems to fall into place.

    You follow my thoughts well my friend. Lately I feel there has almost an overkill on technology that creates leases, when really those ingredients are just flavoring and not the core part of what it takes to help someone find a home. It amazes me to still see companies who quickly will spend XYZ dollars on leasing solutions, but will not spend ABC on the training and education it takes to empower the professional to make that lease happen. Thanks for sharing your valuable and cool insights! :)

    As a multi family professional for 30 years with a CPM, I was somewhat shocked by your video stating that the community was safe for tenants with a security guard at the community.  Where have you been??  First, Residents not Tenants, you can’t promise safety, and use courtesy officer instead of security officer.  Your “training” is setting people up for a law suit.  Please educate yourself first before trying to educate others!
