Apartment Marketing with Foursquare -Optimizing Opportunities

Apartment marketing with Foursquare continues to build a great head of steam. I have been watching the trend grow at a steady pace and have also witnessed some unique ideas to make the user experience even more memorable. First of all I applaud Foursquare for not laying down and dying when Facebook places came out. With their continued modifications and enhancements it clearly shows that the platform is thriving.

With their new advanced web version it will make things even easier for apartment communities to monitor. It can serve as a great tool to attract potential residents. I remember shopping at a department store not too long ago and when I checked in a note popped stating: “Since you are so close to ABC community why don’t you come and check out our…..” What was ironic was that this apartment community was off the beaten path and had almost zero visibility from the main road so I would not even had known that it existed if it were not for that Foursquare update.  This is a nice example of apartment marketing.

Adoption may still be slow in many demographics but since it is relatively simple to set up a single community or multiple communities under one brand name, why not take advantage of the opportunities that do present themselves? Even though this is for a commercial community the application I feel can cross over into multifamily. How creative would it be to set something like this up for your residents? Imagine creating a community game out of it and incorporating the structure into your newsletter or your Facebook page. Then give some thought to how your overall community at large would be eyewitnesses to the event as they see their friends constantly checking in to their apartment community. This is a very basic concept but it certainly has my wheels spinning as to the possibilities.

Part of apartment marketing has to incorporate perception and image. Foursquare can certainly be an excellent tool to facilitate that. I am very curious to see what you have found successful though. What have you done to leverage Foursquare as a marketing tool? Any experiences with your apartment community that you can share will certainly help us all.     Good stuff, Jonathan. I think there are some really interesting ways for apartment companies to use Foursquare. Check out what the Corcoran Group in NYC and Reside Living in Chicago (client) for some ideas — I love how they’re using tips and lists to extend their reach beyond their properties and much farther into the community. It’s a unique way to get in front of people and build awareness for your brand before they ever get to your property.

    Thanks for the comment my man.  That is super encouraging to see.  Those example to me take the content marketing to just a different level.  Reflecting on your podcast from last week made me realize that there are so many ways to generate content and buzz.  You just have to jump on board and try it.  I always appreciate your insights and feedback.

    Hey Jonathan, Part of the issue with so  many of these new tools and techniques are getting the staff to follow through. That said are you seeing any PM Companies altering their training to include these type of street marketing ideas, or is it the renegade site staff typically?

    Eric, I was wondering about that too.  It’s hard enough already to convince so many PMs to keep up with FB and Twitter.  Adding FourSquare to the mix might be too much.  I would hate for them to get overwhelmed and ignore the social channels they already use.

    I could not honestly tell you who set up the notification I highlighted in my post.  @mwhaling:disqus highlights a couple good examples though.  I agree with you totally on the need for a solid follow through and training program.  It means little to set something up and then not to leverage it.  It can provide that extra value for a niche environment in my opinion.  I am actually trying to set up our own company page for Foursquare and it really does not matter for us at all.  At the very least I want to know how it works for a typical community or business.  Overall I have seen any PM companies who have posted stats on the how using this tool has helped them.  I am confident we will see something soon. :) Thanks for adding to the conversation sir.

    I agree MAA.  I see it all the time where PM folks are overwhelmed.  What I always wonder though is how they feel when they see other local businesses doing well with it?  Was it really that hard to set up and manage?  I understand the culture shift that is taking place.  I foresee though many more understanding the dramatic shift in marketing and that the traditional approaches are not as valid.
